HCI DP Land Acquisition LLC has filed to build two data center buildings totalling over 596,000 sq ft on a 250-acre former quarry site in South Hanover Township, Dauphin County, Pennsylvania.
Texas-based HCI DP Land Acquisition LLC has filed plans to construct a two-building data center complex on a 250-acre former quarry site on Wagner Street in South Hanover Township, Dauphin County, Pennsylvania. The site is located within South Hanover's industrial park and was previously owned by construction materials firm Pennsy Supply.
The proposed development comprises two single-storey data center buildings with floor areas of approximately 401,800 sq ft (37,330 sqm) and 195,000 sq ft (18,165 sqm) respectively, alongside a dedicated electricity substation to power the campus. The project represents a pivot from a previous warehouse development proposal that had been submitted for the same land parcel. A third parcel adjacent to the industrial park—currently not zoned for industrial use—has also been submitted for data center development consideration.
Pennsylvania has emerged as a rapidly growing data center market, attracting significant investment from hyperscalers and specialist operators drawn by available land, power infrastructure, and proximity to major East Coast population centres. South Hanover Township is in the process of finalising data center-specific zoning regulations, which will shape the permitting framework for this and future digital infrastructure projects in the municipality.
